5 Electrical Green Flags to Look for in a Commercial Space
Looking for a new space for your business? Don't just look at the square footage and the rent.
Before you sign a lease or make an offer, there are a few electrical things worth checking out. The space might look perfect on paper, but if the electrical infrastructure can't support your business, you could be looking at unexpected upgrades and costs before you even open the doors.
🟢 Green Flag #1: A Panel With Room to Grow
You don't necessarily need a brand-new electrical panel, but you do want to know whether the existing system has enough capacity for your business.
Think about everything you'll be powering:
Computers and equipment
Kitchen appliances
HVAC
Lighting
Signage
EV chargers
Future additions
A panel that's already maxed out could mean an expensive upgrade down the road.
🟢 Green Flag #2: Plenty of Well-Placed Outlets
Walk around the space and actually picture yourself working there.
Are there outlets where you need them? Are they conveniently located? Are they where you imagine the reception to be? Will you need extension cords everywhere?
If you're already thinking "we'll just run a power bar over there," that's probably something worth addressing before moving in. It’s not a dealbreaker if you are flexible with your use of the space, but it is something to keep in mind when choosing one over another.
🟢 Green Flag #3: Good Existing Lighting
Look up!
Good lighting can make a huge difference in a commercial space, but completely reworking a lighting system can add to your renovation budget.
Check what fixtures are already there, where they're located, and whether they'll work for how you plan to use the space. We recently worked on a commercial garage that had great bones - lots of lighting that just needed some reworking. We went in, switched out the inner workings, and came out with new looking lighting at a fraction of the cost.

A small office and a commercial kitchen have very different electrical needs.
Before committing to a space, think about what your business actually requires and whether the existing electrical system can handle it.
This is especially important if you're bringing in specialized equipment or machinery.

Don't only plan for the business you have today.
If you expect to add equipment, employees, lighting, HVAC, EV charging, or expand the space later, it's worth thinking about your future electrical needs now.
A little extra capacity today can save you a much bigger headache later.
